The first time you download Xcode it downloads the whole thing, about 12GB. When you later upgrade Xcode it only downloads the changes, often about 2GB-4GB. That original 12GB is compressed, so when expanded when being installed, probably needs another 20GB; hence your problem. After installation, the downloaded 12GB file will be removed. There's no real solution other than creating some free space on your disk. If you've used up most of your (guessing) 256GB drive, copy those videos that you don't need to watch everyday to somewhere else. Don't forget that UWA provides 1TB of network storage for each student, using Microsoft's OneDrive:
